During Mr. Schroth’s 30-year career, he has developed a diverse background that includes brokerage services, tenant representation, asset management and build-to-suit structures, as well as assemblage of major land acquisition opportunities. He is well versed in determining real estate objectives and transaction structure; lease versus purchase analysis; marketing and valuation analysis; site identification and acquisition; feasibility analysis and acquisition negotiation; and negotiating municipal inducements and entitlements. Upon graduation from college, Mr. Schroth began his sales career with IBM, subsequently moving to the commercial real estate firm of Grubb & Ellis Company in their Newport Beach office. Mr. Schroth has a proven track record of success at every level, having been cited for numerous awards recognizing the highest level of achievement. Prior to leaving Grubb & Ellis Company, he was recognized as one of the Company’s Top Ten National Brokers for eleven consecutive years. He received an honor as the #1 Industrial Broker nationwide in both 1991 and 1994. Since 1995 Mr. Schroth has led PRES in successfully managing over $300 million in total real estate transactions on behalf of high net worth individuals and selected institutional investors. Mr. Schroth received a Bachelor of Arts Degree in Business Administration, with a pre-law minor, from Bowling Green State University. He was a finalist in 2001 in the Ernst & Young “Entrepreneur of the Year” award, and is active in many local and civic organizations.

A successful business lawyer with extensive corporate finance and real estate experience, Mr. Fitzgibbon spent 10 years in private practice. Prior to attending law school, Mr. Fitzgibbon spent 8 years with Mobil Oil Corporation at their headquarters in Fairfax, Virginia, where he was a division manager in the real estate department. Mr. Fitzgibbon brings to PRES a broad experience in tax exempt financing, corporate finance, commercial development and construction, leverage buy-outs, commercial leasing and corporate due diligence. Mr. Fitzgibbon provides expertise in all aspects of commercial and industrial real estate, including leasing, debt and equity financing, acquisitions and divestitures, entity structuring, assent management and land development. The value of in-house legal is the ability to identify the issues immediately and resolve them in an expedient manner, thereby allowing the business transaction to continue. Mr. Fitzgibbon received a Bachelor of Arts Degree in Economics, cum laude, from Bucknell University and a Juris Doctor from Seton Hall University School of Law. He is a member of the American Bar Association - Corporate and Real Estate Sections and is active in many local and civic organizations.

David Bonaparte joined PRES in January 2004. He is responsible for managing the company’s acquisitions, investments and financings. His responsibilities include sourcing, analyzing, negotiating, financing and closing transactions and financings, as well as overseeing leasing and asset management on a number of the company’s assets. Prior to joining PRES, Mr. Bonaparte was the Director of Acquisitions at CAN Enterprises, were he acquired neighborhood retail and power centers located throughout the Western U.S. In addition, Mr. Bonaparte worked at Douglas Emmett Realty Advisors and at the Yale University Investments Office. Mr. Bonaparte graduated from University of California, Irvine with a B.A. in Economics, and from the Yale School of Management with an M.B.A. in Finance.
Toni Henzie

Ms. Henzie brings to PRES over 15 years of experience in development and property management accounting. Ms. Henzie’s expertise includes preparation of financial statements, budget reports and financial forecasts. At PRES, Ms. Henzie leads the accounting function and supervises a staff responsible for the financial reporting on the ever increasing portfolio of properties owned by PRES. This responsibility includes verifying debt service payments, preparation of monthly and quarterly property reports, preparation of operating budgets and verification of property tax payments and bank statements. In addition, Ms. Henzie coordinates all company financial reporting and interfaces with the outside accountants. Prior to joining PRES, Ms. Henzie was the Controller for Tiarna Real Estate Services, Inc., where she was responsible for the complete set-up of a new accounting department for a start-up company. Ms. Henzie also had stints with Jones Lang LaSalle and Donahue Schreiber, and has been exposed to various product types from office, residential and retail. Ms. Henzie has a Bachelor of Science in Business from Concordia– Irvine.
David B. Nealey

Mr. Nealey brings to PRES nearly 30 years of commercial real estate development, management, acquisition and investment banking business experience. Prior to joining PRES, Mr. Nealey was the founding member and principal for several commercial real estate investment banking companies. His primary responsibility was the identification and acquisition of investment opportunities, financial analysis, due diligence, capitalization, creation and execution of the business plan and management oversight for each acquired property. In this capacity, Mr. Nealey was responsible for the successful acquisition, capital formation, management and disposition of multiple properties totaling in excess of $100 million with average annual returns in excess of each candidate's targeted returns. Mr. Nealey was also an independent consultant working on behalf of Fortune 500 and corporate clients accommodating several million square feet of real estate requirements throughout the United States. Mr. Nealey was also a Vice President and Managing Partner for Cabot, Cabot and Forbes Southern California real estate development operations throughout the 1980's. In this capacity, he was responsible for several hundred million dollars of real estate development projects. Mr. Nealey graduated from the University of Washington with two undergraduate degrees and received a Master of Business Administration degree with a major in Finance from the University of Puget Sound.
