The acquisition of existing assets is a critical component of PRES’ business. The acquisition team works to uncover opportunities to acquire distressed and undervalued properties that provide opportunities to create substantial gains. Most of PRES’ acquisitions come through long standing relationships; oftentimes, assets are purchased without ever going to a competitive bid.

Investment Strategies

PRES’ acquisition parameters are as follows:

• Geography: Western United States and Hawaii, primarily Southern California

• Asset Property Search: Type: Any product type, including office, industrial, retail, multi-family and hospitality

• Purchase Price: $10M – $300M

• Leverage: The maximum a property will support, typically 70% – 80% loan to cost
• Ownership: Partnerships, Limited Liability Companies and/or Tenant-In-Common (TIC) structures
